My readers will understand the pivotal role that a real estate agent has in helping the process to go smoothly, and that there is no shortage of qualified REALTORS® who would love to work with you.  During the interview process, I have been asked “What makes you different?  What sets you apart?”. I find these questions to be surprisingly difficult to respond to – here’s why.

Many of the procedural steps of the transaction process have clear cut answers as to how they should be completed (think of disclosure requirements and contract execution as examples).  Other aspects are more amorphous by comparison – here I’m thinking of communication styles, attitude, experience level, response to stress, and others; the squishier aspects that comprise the ‘art’ that I bring to my trade.

I understand that ‘art’ is not usually associated with what Real Estate Agents do every day, but I think it a good metaphor.  The topic of this post might then question how to compare one agent’s art against another’s, but I don’t want to go there. Is Jackson Pollock better than Pablo Picasso?  They express art differently, but which is ‘better’ isn’t really the issue. What is the issue is which you prefer – which of their embodiments of art matters most to you.

So, when I respond to the interview questions, I don’t compare myself to any of my colleagues by any objective or subjective rating schemes.  Instead, I try to present enough of my guiding principles, philosophy, attitudes, and my personal styles so that prospective clients might appreciate my ‘art’ and how I express it in my business – then they can make their own decision.

Here is, in brief, my vision of what matters the most to clients for me to provide:

Skilled analysis of what is important at any step of the process, and the ability to carry it out without breaking stride, toward completion of the successful close of escrow.

At the base of everything I do is my underlying attitude, which has several components: supreme confidence that we’re going to get this done, always looking for the best result for my client, striving toward an optimal outcome for all parties, and a calm demeanor with all participants and allied service providers.

Frank and open communications are critically important.  I will keep you apprised of all aspects of the deal such that there are no surprises for you to deal with. 

I will provide my clients with valuable information that is germane to their specific situation and market. With that my goal is to provide guidance (no steering allowed), facilitating informed decision making by my clients. It is all too easy to provide mountains of data — numbers, graphs, formulas – piles of data are easy to supply.  What takes more work and is of much more value is actual information, which is data that has been filtered and interpreted by an expert in the field.  

I keep myself more than up to date through education, training, coaching, and collegial interactions with my colleagues. This can take me all around the country at any time during the year. I also maintain a large network of ancillary professional contacts, throughout the communities of Agents, Vendors, Lenders, Attorneys, Estate Planners, CPAs, Financial Advisors, Escrow and Title companies, Inspectors, Contractors, and on and on.

What constitutes a successful close of escrow to me?  One where all parties are happy with the outcome and the foundation is set for being a resource for any real estate needs in the future.  In other words, if you’re under my umbrella there doesn’t need to be a fee attached to what I do for you.

When a buyer visits an open house it’s very likely that the agent hosting the open house will tell a visitor that they know of other homes that are available but not on the market.  Why do they say this?  The primary reason is they want to work with that buyer and hopefully sell them a home.  For the buyer to learn about this unknown property, they must provide their contact information so the agent can set up a showing for that property. 

To recap the evolution of current practices, properties used to be known only to licensed agents who had access to the inventory book, forcing buyers to call a real estate office to find out what homes were available to purchase. Fast forward to broker’s online listings, consumer portals, agent use of social media, and now agent-controlled listings are now the source of what is available.  

Once the property goes on the MLS, knowledge of its availability becomes ubiquitous, the days-on-market (DOM) timer starts, and the asking price is tracked.  Sellers may feel comfortable with an off-market listing because the Multiple Listing Service (MLS) has become a race between time and price.  The mainstream thought is that if the DOM number grows and the price is serially reduced, it means that something must be wrong with the home or the seller is not a “real” seller.  This assumption is often not truly the case and there are several examples – for another topic (i.e., finding the true market price).

Not everyone wants to be public today.  I have sensed a growing desire for privacy and discretion, especially involving sales of homes in the higher end.  In the last year I have seen a trend of sellers not wanting a For Sale sign at the property, skipping the notice sent to neighbors that they’re selling, and limiting access to qualified buyers instead of holding open houses.

 “Off-MLS”, or “pocket listings”, as these properties are called now, are sometimes strategically marketed this way by their listing agents (if seller requests or agrees) for several months or even for just a few days before going on the MLS.  This can contribute to buyers feeling that they have private access in the competition to find the right home when it’s hidden from the easy access of the last several years.  However, when buyers and agents feel that the right property is listed by someone but they must find it on their own, a sense of time pressure can creep in. There is a fear of missing out on their ideal home, and this has led to a growing number of Agents requiring Buyer Broker Agreements with buyers (so they don’t find themselves one of 10 agents looking for the same house for one buyer).

The outcomes for off-MLS listings can be; 1) it is sold and IS entered into the MLS for use as a comparable property, usually with a single photo; 2) it is sold and never entered into the MLS as a comparable; or 3) it does not sell off market and is then listed on the MLS for wider exposure. 

So, while the MLS and syndication of its listings to third party services have made these properties available to everyone, the growing trend of pocket listing as a sales strategy used by sellers is reinforcing the value of having a professional insider on your team.

Gourmet Appliance Kitchen and Home Emporium

If you like to cook, downtown has your back.  The selection is much more vast than I remember last time I visited.  There is even a display BlueStar oven! Tons of great cooking tools that you never knew you needed, and the popular Put A Lid On It which I hear are flying off the shelves.  Gourmet Appliance Kitchen and Home Emporium is located at 315 Main Street.

Garden Apothecary

This gorgeous shop is a feast for the eyes.  Here you will find spectacular wreaths, amethyst crystals, a beautiful display of products using herbs and plants from the local farm. A perfect place to find a gift for friend, co-worker or boss, and someone who appreciates self care, unique decor and gardening.  Garden Apothecary is located at 329 Main Street.

Olive Crush​ 

I have a crush on flavored vinegars.  This beautiful shop has a vast selection of oils, vinegars and pastas, in addition to a few other goodies.  You can taste the oils and vinegars and the staff person was really helpful in understanding my flavor goals so I selected the right product.  Their little bottles are perfect stocking stuffer size.  Olive Crush is located at 300 Main Street.

Feed and Fuel

This shop is one of the most fun on Main Street.  You can be looking for a unique ornament, outdoor boots, pet supplies, or horse tack, it’s all there.  I found some fun coasters for a gift exchange party that are quirky-cute, well made and useful. If you have animal needs, they are a great resource too. Feed and Fuel is located at 331 Main Street.

Jungletraders

Find a treasure trove of African objet d’art right here in Half Moon Bay. The next closest shop of this kind I could find was in San Francisco. One of the most amazing items they have for sale is furniture made from recycled African rail woods. The African art is from the entire continent. Jungletraders is located at 424 Main Street.

Small Town Sweets

This irresistible shop is 250 square feet of deliciousness. One of the featured yummies here is the home-made fudge. A great place to fill your stockings, or just eat it right then and there while listening to stories of the owner’s local history. Audrey Seaton is a fourth generation Half Moon Bay resident who also manages to find and make some really cool local gifts.

New Leaf

At the corner of Main Street and San Mateo Road, the New Leaf grocery store has a surprising assortment of stocking stuffers including body and health care, accessories and great gifts that can only be found locally. This time of year there are also gorgeous fresh wreaths, an order table for your Holiday meal, and festive displays.

My wish for you is the opportunity to take a few minutes to reflect on 2018 and think about what you’d like to make 2019 a great year for you.

I’ve gone to the dogs…literally.  Actually I’ve been one-with-the-dogs all along.  About ten years ago, I sponsored “Pet of the Week” advertisements in the Half Moon Bay Review when I saw a need to bring exposure to local pets who were looking for their forever homes.  Fast forward and I find myself wanting to again provide a community service that fits with both my busy schedule and my passion for rescue animals.  This thinking led to the idea of creating a website that will bring added exposure to animals who were abandoned or given up for one reason or another and made it to the Coastside, and to the foster parents who bring them into their homes as part of a safe transition.  Part of my community support will be the development of this website, and paid advertising to increase visibility for the animals on social media sites.  This may evolve in other ways; I just don’t know where this will end up yet.  The site will be called Coastside Pet Rescue.

This passion may have begun with a unique childhood experience.  I recall a long, hot, summertime drive with my aunt, my second mom, really, who we called “Tia”, to a farm owned by someone she knew.  Her friend’s dog recently had a litter and, I think, was looking for homes for the puppies.  I don’t know why else we would have taken that trip.  I also didn’t know if we were bringing one home or not.  The strongest memory of this trip was seeing a pen of puppies all with dried formula stuck to their faces and barely moving.  I was too young and shy to ask why the puppies looked like this.  Next thing I knew we brought one of the puppies home.  As we drove away, I remember wondering to myself if any of the other puppies would live.  I also have a vivid memory of applying warm towels to his tender little face to try to loosen the dried food and get him cleaned up.  He turned out to be a German Shorthair Pointer and “Shatzie” became the family dog.

Fast forward to adulthood when my relatively new husband and I rescued a fluffy and loving Golden Retriever pup, Maddie, who lived a long happy life.  We were told that due to an under-bite she was not a “show dog”.  Here is a picture of Maddie in her senior years…always enjoying a ball to play with.

After several years, we rescued a pup from Petfinder. The pups were fostered in a private home in San Jose and, of course, we needed to complete an extensive application.  Each of the 5 puppies were named after cars….the little male who chose us was named “Beemer”.  While I thought that name was just fine, the kids chose the name “Monte”, and so we welcomed Monte into our home and he lived a long and happy life.  Here is a picture of Monte, also with a tennis ball!

It wouldn’t take as long this time for me to feel the pull toward another family dog.  What you think becomes reality.  I noticed a video online that tugged at my heartstrings, yet kept trying to put it out of my head.  A week later, we brought home a senior lab/golden mix that we named “Chance.  We got to care for and spoil him for almost a year – because between coming to us with heartworm (which we learned about just before we made the drive and decided to continue with the adoption anyway) and then developing mast cell tumors which rapidly overtook his body, he was our drooling, hopping, walking, cuddling, constant companion until last August.

Recently, one of our pet guardian angels, Caitlyn, spotted a special dog during an average work day at the San Francisco SPCA.  I’ll spare you the long story, but we ended up with “Jake” last December.  So our latest rescue is about 18 months, a Huskie mix with tons of personality and affection, who will keep us on our toes for a long time – we hope.  And best of all, gets along with the cat!

The Coastside (shown as the Cabrillo Unified School District) has seen comparable median sales price trends over the last 5 years with San Mateo County as a whole, as shown in the graph below.  For buyers, there are still bargains to be had as they relate to mid-Peninsula prices; however, I see the Coastside continuing to be a bedroom community for Silicon Valley and San Francisco homeowners who value the fresh air, relatively fewer people, small-town feel, and neighborhood beaches, as a great way to spend their time away from work.  Our area continues to be a good long term investment, and place to live.  For sellers, if your personal goals call for a re-allocation of real estate or liquidation, it is a good time to sell from the market perspective.

As a finishing touch to the very interesting year of 2017, here’s a look at how the San Mateo County Coastside communities fared in the world of Real Estate.  With about 550 transactions (and for this discussion I’ll be focusing on Single Family Residences (SFRs)), about $640,000,000 changed hands – an impressive number.  Let’s look at transaction data from the MLS to find some local trends of interest.

The following graph shows a comparison of estimated home values (from MLS and public records) for the Coastside, separated by community and compared to San Mateo County, all of California, and the entire US as well.  Broadly, home values have increased by a few percent over the previous year.  Whew!  That’s a relief to hear after a very turbulent year, but not really a surprise if you have been following the local market closely.  San Mateo County has high property values by any measure, especially when comparing to the statewide and national markets.

 

Let’s look at the median and average sale prices for SFRs by community for all the sales closing during 2017.  The Median figure indicates the price point at which half the transactions are above, and half are below the specified dollar amount.  The average simply adds all sale amounts and divides by the number of transactions.  While medians are the most commonly cited data, the differences between median and average values can indicate if a local market is skewed to the lower or higher end.  In the graph below, for example, we see that Pescadero (with 5 transactions) had a couple of high-end sales that pushed the average much higher than the median.  Statistically, it is easier to skew the difference to the higher end than to the lower.

 

If you are considering selling your home, it is natural to wonder how long it might take to find the right buyer and close a deal.  There are many factors to consider – location, size and price of home, timing of market entry, proximity to the beach, view, etc.  I won’t be isolating for each of these variables in this post, but we can take a quick look at the fundamentals of Days On Market (DOM) for each local community.  You can see that the differences between median and average values are quite different – indicating that there is quite a large range in the DOM figures.  Some arms of the market are moving much more quickly than others.

 

The decision of how to price a home for sale is always a balancing act – how quickly do you need to sell, how important is a specific price point to recover investment costs, volume of competing inventory, and even determining your motivation to sell – these all must come together to establish your market entry listing price.  The bar plot below shows how homes in each community fared when comparing the original list price to the final sale price.  A negative value (to the left of the zero line) indicates that the sale price was less than the asking price.  A positive value indicates that the sale price was higher than the listing price.

 

Finally, we can look at the number of sales for homes in given price ranges.  The following bar graph shows ranges with the bars showing cumulative contributions by community toward the overall data.

Here’s a quick snapshot of Coastside pricing trends over the last three years.  It is noteworthy that the long awaited Tom Lantos tunnels over Devil’s Slide between Montara and Pacifica opened in March 2013.  The “tunnel effect” has created an increase in traffic so far, which will need to be addressed.  Visitors and buyers, especially from Silicon Valley, the Peninsula and San Francisco, are drawn here for many reasons and tolerate the inconveniences that come with the growing pains of being discovered.

I’m writing to let you know that I have recently moved to another brokerage.  If you know me, it was not an easy decision.  I’m not a move-around, spontaneous person, especially when it comes to my career.  A little background on why and what you and I have to look forward to.

I began my real estate work quite unexpectedly in 2003 to help a friend who was entering the peak of her business and asked for my support.  She knew me from prior volunteer work together and a growing friendship.  She also knew that I had just returned from living in Ann Arbor for a few years so wasn’t committed to another employer yet!  What I thought would be a temporary gig turned into a full time career.  I worked at the office with which she was affiliated without question.  Fast forward to many years of a personally growing business and I was ready for a change.  After soul searching and research, I realized the change had to stretch my comfort zone so I can grow in new ways, while at the same time be true to my personal beliefs of integrity, professionalism, and creativity.

I found this unique combination in Dreyfus Sotheby’s International Realty, based in Palo Alto and Menlo Park.  The independently owned and operated Sotheby’s office is run by the owner, Michael Dreyfus and the Managing Broker, Penelope Huang.  They oversee a group of seasoned experts in our respective local markets.  I feel honored to join this exceptional team.  This office is a part of the global network that makes up Sotheby’s International Realty whose purpose is to bring real estate professionals together with well qualified buyers and sellers around the world, with emphasis on exceptional marketing and referrals.

As I learn the tremendous resources available to me and my clients, I continue to be impressed every day with the unique approach that this company brings to its clients.  I will continue to represent buyers and sellers in Half Moon Bay, El Granada, Moss Beach, Montara and surrounding towns and look forward to bringing the Sotheby’s experience to the Coastside.

It’s the third week of December and I just spent a few hours in downtown Half Moon Bay wrapping up the last of my gifts and stocking stuffers.  I’m getting this post out to you a little late this year, but it’s finally here!  Last December’s post on this topic was so popular, I am doing it again.  So without further ado, here is the second annual post about fun and/or unusual Holiday gift ideas from ten downtown Half Moon Bay business owners and enthusiastic employees.  These are items that are either one-of-a-kind and/or unique to each local business.

Cottage Industries – These one-of-a-kind handmade jewelry boxes made of cherry or maple woods in various sizes are stunning.  The beautiful shop also has a range of gifts from small treasures to stunning furniture.

Toque Blanche – As Dave, a very knowledgeable employee, was showing customers how easy and healthy this simple popcorn maker was to use, they were literally being bought in twos…one for me and one for you.  The Lekue popcorn maker does not need oil and uses raw popping corn, plus it’s collapsible and dishwasher safe.  Add a favorite topping and enjoy.

Silk & Stone – is a new Main Street shop this year run by a collaborative of very artistic local women.  I personally know one of them, Nancy Wilder, who makes one-of-a-kind scarves, wraps, hats, gloves and more.  The photos do not do justice to the work of the artistic talents in this shop.

Studio 508 at 508 Main Street, right next to Mac Dutra Park, is another new shop in town!  It is still ramping up its inventory but what is there is amazing. Carolena’s focus is Nakarali Jewelry, beautiful and comfortable clothing and other great gifts, including this Happy Hormone Mist.  No further explanation needed.

Half Moon Bay Bakery is a great place to stop in for specialty cookies, breakfast pizza, pumpkin and artichoke breads, fresh donuts, and to-die-for pies.  I order 25+ pies from here to give as gifts every Thanksgiving.  The peach pie is exceptional.  This 100+ year old fashioned bakery will remind you of childhood smiles.  Bring the kids, young and young-at heart, for a treat.

HMB Board Shop / Surf Factory – This company’s newest shop on Main Street opened within the last year.  The shop employee told me that this sweatshirt was one of their best sellers.  Also, check out the creative ceiling in the second store photo below.  There is no need to go over the hill for UGGs, sunglasses, and beach related stocking stuffers.

GOLDWORKS Fine Jewelry – This family owned jewelry store has a reputation for quality gem stones, service and design.  They also design jewelry for local fundraisers.  Below is the necklace for the Boys & Girls Club of the Coastside.  The second photo below is of the case displaying custom designs.  Jewelry lovers can also create a wishlist if you want someone to know what you like…hint, hint.

Sweet55 – I love this quote from the owner “In order to be on fire, you have to burn for something.”  You can feel the passion for chocolate and design when you see the beautiful confections on display in this small shop.  If you love swiss chocolate, this is a must visit for a small gift or to make arrangements for an event. Located in Shoreline Station shopping area off Highway One at Kelly Ave.

InkSpell Books is more than a bookstore.  It is a gracious host to community events and fundraisers, a toy and game store, and it offers used as well as new books.  Great place for stocking stuffers and birthday gifts.  500 Purissima Street, one block off of Main Street at Kelly Ave.

Personal FX is one of my favorite stores in Half Moon Bay because there is so much to see you can find something different and unique with each visit. Kathleen Bristol, the owner and designer is a very creative person who can help you select just the right item for your needs.  The piece in the picture below is FauxFur by Pandemonium in Seattle topped with a gorgeous Apatite stone Bib Style necklace.

Next time you are in downtown Half Moon Bay, stop in one of these great businesses while you are Elfing about.

This video addresses many questions I get from buyer clients over the years.  I thought it was timely to share this now because of some recent changes that have occurred and may occur in the future.  The primary reason for changes within the industry, according to my guest, Adam Underwood of Weller O’Brien Insurance, is due to the wild fires and super storms that have been occurring in California and around the country.

Recent statistics from Cal Fire’s website…Number of fires and acres:

Heavy rain storms just this year have hit in January, April and October, so far.
