Arleta Park – Westside Location & Charm

Arleta Park , also referred to as “Wavecrest”, is a laid-back neighborhood that you will not notice as you drive through Half Moon Bay along Highway 1.  It is tucked in on the west side between Myrtle and Seymour, just south of Kelly Avenue.  You can easily find it by driving west off Highway 1 onto either Filbert or Poplar or Seymour.  The residents are well established and very community oriented.  You will find an eclectic mix of homes with sidewalks.  Going west, you will head straight to the beach.  It is, in general, more affordable than adjacent neighborhood Alsace Lorraine and is also in that coveted location of close to downtown shopping and fun and is also within earshot (and perhaps sights) of the ocean.  The street names range from Seymour, Magnolia, Grove, Metzgar, Poplar, Spruce, Filbert, and Myrtle going south to north; and Third, Second, First, and Railroad going East to West.  Railroad is the “oceanfront” street that runs through Arleta Park and Alsace Lorraine neighborhoods.  Values tend to be greater the closer to the water the property is located.  To the south within less than a mile of Seymour along the Coastal Trial, you will reach the Half Moon Bay Ritz Carlton.

There are ten homes available in Arleta Park right now.  Days on market range from zero (on the market today) to 70 days ago.  These homes generally sell fairly quickly.  The higher end homes on Seymour have been soft in the last couple years along with many other high end homes in our area. 

Today’s new listing at 765 Railroad, listed by Juliette Kulda in our office, told me that the seller has put in several thousand dollars of improvements and is selling for quite a bit lower than when he bought it two years ago.  Offered at $1,775,000.

My new listing at 801 First Avenue is one block over from Railroad and is the lowest price per square foot ($257.54), offering a great opportunity for a future vacation rental, 2nd home, or good value for a first time buyer.  Offered at $649,000.
